The proposed extension, terrace and associated fence, by reason of its combined height and depth, would bring undue loss of outlook and privacy, and creating a sense of overbearing and enclosure to occupiers at No. 7 and No.11. The proposal would also result in significant loss of light and overshadowing to occupiers at No.11. The scheme therefore fails to comply with Policy 57 of the adopted Waltham Forest Local Plan LP1 (2024).
Without sufficient evidence contained within the Arboricultural Method Statement to demonstrate that the development would not have an adverse impact on the tree in the rear garden, compliance with Policy G7 of the London Plan (2021) and Policies 79 and 80 of the adopted Waltham Forest Local Plan LP1 (2024) has not been demonstrated.
