LogoDevelopment Intent
Certainty before Effort

Launching in London. National rollout to follow.

Landowner led sourcing

We start with willing owners, not speculative sites.

Most platforms help you find opportunities, not owners who want to engage.

We only assess sites once an owner has come forward. That’s when the work is worth doing.

Traditional sourcing
Sites are shortlisted first. Owner interest is unknown. Outreach comes later.

Owner-led sourcing
A site only appears once the owner has confirmed interest. Assessment happens after intent, not before.

Screened before sharing

The upfront work is already done

Before you ever speak to a landowner, we’ve already carried out an initial assessment of the site.

Each site is reviewed by architects using a consistent framework covering national constraints, local policy, access, and physical feasibility.

This doesn’t replace due diligence. It filters out dead ends early, so time and money are spent where there’s a real chance of progress.

  • Owner interest confirmed
  • Key planning and policy context reviewed
  • Physical constraints and access checked
  • Early indication of scale and complexity

A consistent framework

What you see when a site is shared

Each opportunity is screened against a consistent framework covering owner intent, constraints, policy context, and indicative scale.

An overall score helps you compare sites and focus attention where there is genuine potential. It supports early judgement, not final decisions.

Why this works

Starting with owners changes everything

Traditional sourcing starts with land, not people. Time and money are spent checking policy, buying title plans, and chasing contacts before you know whether a real conversation is even possible.

Ownership is often unclear. Addresses don’t match. Companies dissolve. Estates sit in probate. And even when contact is made, pricing assumptions are frequently unrealistic, killing deals late after significant effort.

Development Intent flips that sequence.

We start only once an owner has raised their hand. Intent is confirmed early, basic commercial expectations are explored upfront, and only then does deeper research, policy work, or professional input begin. You’re not chasing ghosts, guessing motivation, or uncovering pricing misalignment after weeks of work.

That single shift removes a huge amount of wasted time, cost, and false starts from the development process.

THE INTENT GAP

Why the industry starts in the wrong place

Most land platforms are built for developers, because developers pay for software. That incentive shapes the product: more parcels, more filters, more data, more searching. What’s missing is the one thing that actually determines whether a deal moves forward — a willing owner.

Much of the data being sold is already public. What isn’t available anywhere else is verified intent. Development Intent exists because we chose to build for that gap, not to optimise another mapping tool.

Traditional sourcing
Effort comes first. Time and money are spent before knowing whether an owner will engage at all.

Development Intent
Intent comes first. Assessment and introductions happen only once an owner is ready to engage.

"Most platforms sell data you can already access. Development Intent surfaces intent you can’t find anywhere else."

BUILT BY ARCHITECTS & DEVELOPERS

Judgement built on real experience

After years of assessing development opportunities, one pattern became impossible to ignore. Most developer time is wasted before a real conversation ever begins. Sites are searched, scored, and modelled in detail, only to discover there was never a willing owner on the other side.

This inefficiency is treated as normal, but it isn’t.

Development Intent exists because we asked a different question. What if intent came first? What if landowners raised their hand before developers invested time and money? By reversing the order, we remove a huge amount of wasted effort and focus attention only where progress is actually possible.

  • Built from real sourcing pain, not theory
  • Designed to remove wasted early effort
  • Starts with people, not parcels
  • Prioritises decision-making, not data overload
  • Reflects how developers actually assess risk
  • Continuously refined through live opportunities
Independent by design

This isn’t an agent or another sourcing tool

It’s an independent introduction layer, built to remove wasted effort.

We’re not buyers, agents, or promoters. We don’t set prices or push deals. We make introductions once intent and viability are clear.

✔ No guessing who the decision-maker is ✔ No cold letters or speculative calls ✔ No paying consultants just to rule sites out ✔ No scattergun outreach ✔ No searching before intent

Common Questions

F.A.Q

It depends on the opportunity. In some cases, we have exclusivity with the landowner and are instructed to introduce a single developer only. In others, the landowner is open to hearing from a small number of developers, and we manage that process carefully. Regardless, we never broadcast sites. Each opportunity is shared either exclusively, or with a limited group of two or three verified developers who have actively raised their hand.
We manage access carefully. High-level information may be shared to signal that an opportunity exists, but full details and ownership are only shared once a developer has raised their hand and there’s a clear fit. For each site, we introduce a small number of relevant developers based on experience and appetite. The aim is to create meaningful conversations, not a free-for-all.
No. We’re independent and don’t represent either party. We don’t set prices or push transactions.
We make the introduction. Commercial terms are agreed directly between you and the landowner.
No. Our initial screening helps prioritise sites and provides the information we have to support an informed decision. Full due diligence remains your responsibility.
The screening is based on over 20 years’ experience working with small development sites across London and the South East. We apply the same framework consistently across every site, focusing on intent, policy context, and physical viability. It’s designed to help you prioritise opportunities early, not replace full due diligence.

Early access is limited by design

We’re onboarding a small group of developers to shape the platform and maintain quality.

Access limited to 30 verified developers in London and the Home Counties.

We prioritise fit, not first-come first-serve. Certainty before effort.
