Reason(s) 1.The proposed gable roof extension extending from the existing roof above the existing bay window of the host property is unacceptable, due to its overall appearance and design which would be an alien and obstructive feature within the existing streetscape and rooflines, out of keeping with the established architectual character within its setting in the relevant terrace parade and general streetscene, whereby setting an undesireable precedent for future developments within this immediate locality. As such, the proposal fails to comply with Policy 53 of the adopted Waltham Forest Local Plan Part 1 (2024).
