The proposed development, by virtue of its access, use and siting with lack of reliance/dependance on the main dwellinghouse no.88 College Gardens would not constitute ancillary accommodation, but lends itself to forming a self- contained unit which would set an unacceptable precedent for backland form living that is contrary to policy directives of creating quality living spaces for existing and future occupiers. This is contrary to Policies 53, 56 and 57 of the adopted Waltham Forest Local Plan LP1 (2024). 2.The proposed development fails to take into account significant nearby trees to the site by way of failure to provide a Tree Plan or an Arboricultural Impact Assessment which therefore results in there being insufficient information for the Local Planning Authority to assess whether the development would protect and retain the health of this tree, therefore contrary to Policies 79 and 80 of the adopted Waltham Forest Local Plan LP1 (2024).
