The proposed rear extension, by reason of its poor design and excessive depth and height would result in an incongruous, bulky and overdominant addition to the rear of the application site that would fail to appear subservient and would create a harmful impact to the character and appearance to the host dwelling. The development would therefore not comply with Policies 53 of the Waltham Forest Local Plan (2024).
The proposed rear extension by reason of its excessive depth and combined heights on the site boundaries would result in an unacceptable impact on the outlook, a sense of enclosure and overbearing, harming the long-term well-being of the occupiers of No.154 & No.158 Twickenham Road and failing to comply with Policy 57 of the adopted Waltham Forest Local Plan Part 1 (2024).
