Reason(s) 1. The proposed ground floor rear infill extension, by reason of its excessive height and close proximity to the boundary, represents a highly visible oppressive form of development that unduly impacts the amenities of existing occupants of neighbouring residential properties at No.49 Grove Green Road in terms of overbearing impact, poor outlook and increased sense of enclosure. The development is therefore contrary to the requirements of Policy 57 of the adopted Waltham Forest Local Plan LP1 (2024).
