Construction of a 2-storey detached house, together with the provision of bin and bike storage on land to the rear of 40 Ashmead Road, SE8.
The proposed development, by reason of its siting and detailed design, would result in unacceptable harm to the St John’s Conservation Area, through the introduction of an incongruous, non-contextual, and poorly designed form of development, contrary to Section 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990, Chapter 16 of the National Planning Policy Framework (2024), Policy HC1 in the London Plan (2021), Policy QD1, QD10, HE1 and HE2 of the Lewisham Local Plan (2025), and the provision of the Small Sites Design Guide SPD (2021).
The proposed development, by reason of its undersized internal area, would result in cramped and poor quality living conditions for future residents, contrary to paragraph 135 of the National Planning Policy Framework (2024), Policy D6 of the London Plan (2021) and Policy QD8 of the Lewisham Local Plan (2025).
