The proposed development, by reason of its siting and depth in close proximity to the common boundary with adjoining no 67, would result in an unacceptable loss of light, outlook and appear overly dominant as perceived from first floor bedroom opening at no 67 Redlands Road. The proposal is therefore contrary to policies CP30 of the Enfield Core Strategy (2010) DMD6, DMD8 and DMD11 of the Enfield Development Management Document (2014).

The proposed development, by virtue of its inadequate internal head room and lack of built-in storage would result in substandard form of accommodation incapable of meeting the reasonable needs of occupiers, contrary to Section 12 of the National Planning Policy Framework (2021), Policies D3, D4 and D6 of the London Plan (2021), CP30 of the Enfield Core Strategy (2010), DMD5, DMD6, DMD8 and DMD37 of the Enfield Development Management Document (2014).
