Construction of a two storey, three bedroom dwellinghouse to side of existing dwellinghouse and construction of a first floor rear extension to existing dwellinghouse.
The proposed first floor rear extension to the existing dwelling for reason of design fails to respect and reflect the roof design of the host dwelling detrimental to the balance and uniformity of the roof scape. In addition, for reasons of mass, bulk and sitting the proposed extensions to the exisitng dwelling and the proposed new dwelling will significantly impact the long term view of the street scene when looking down Cromer Road towards Tenby Road harmful to the character and appearance of the street scene. Furthermore, for reasons of design and siting the proposed dwellinghouse will look subordinate to the existing property as such it fails to have a presence within the street as a dwellinghouse on its own accord detrimental to the balanced and pleasing symmetry of the street scene. The proposal therefore constitutes uncharacteristic and unsympathetic development contrary to:- National Planning Policy Framework (MHCLG, February 2019) Policies 7.1, 7.4 and 7.6 of The London Plan (March 2016) Policies D4 of the Draft London Plan Intended to Publish (December 2019) Policy CP3 of the Core Strategy DPD (July 2010) Policy BP11 of the Borough Wide DPD (March 2011) Polices SP2, SP4, DMD6 and DMD 1 of the Draft Local Plan Regulation 19 consultation version (October 2020) The above policies can be viewed on the Council's website: www.lbbd.gov.uk/planning.
