Insufficient information has been submitted to satisfactorily demonstrate that the proposed development would not result in harm to the two beech trees located in the front garden which are protected by a Tree Preservation Order. In the absence of an adequate arboricultural assessment, the proposal fails to demonstrate that the health, and long-term retention of the protected trees would be safeguarded. As a result, the development would be detrimental to amenity and would have an adverse effect on the character and appearance of the St John's Wood Conservation Area, thereby contrary to Policies 38, 42 and 44 of the City Plan 2019-2040 (January 2026)
The reduction of the overall area of soft landscaping in the front garden fails to preserve the garden setting and would have an adverse effect on the character and appearance of the conservation area and will also prevent the replacement of two trees which is required under the terms of section 206 of the Town and Country Planning Act 1990, thereby contrary to Policies 38, 42 and 44 of the City Plan 2019-2040 (January 2026).
