Because of its design, location, height and relationship to adjacent heritage assets, the mesh fence would harm the setting of this grade I listed house. It would also fail to maintain or improve (preserve or enhance) the character and appearance of the Regent's Park Conservation Area, the Registered Park, the character of Metropolitan Open Land and the setting of the St John's Wood Conservation Area. The proposal would also harm the setting of the adjacent Regent's Canal as an undesignated heritage asset. This would not meet Policies 38, 39 and 40 of the City Plan 2019 - 2040 (April 2021) or Policy G3 of the London Plan.
