Because of the prominent location and design of the wall top trellis, the trellis would harm the setting of this grade II listed house and its neighbours. Due to its materials and height, the installed horizontal timber boundary fence harms the appearance and setting of the new brick boundaries, as well as the house. The works would also fail to maintain or improve (preserve or enhance) the character and appearance of the St John's Wood Conservation Area. This would not meet Policies 38, 39 and 40 of the City Plan 2019 - 2040 (April 2021). The works are also contrary to advice contained in adopted and published supplementary planning guidance, namely 'Development and Demolition in Conservation Areas' (City of Westminster: 1994) and 'Repairs and Alterations to Listed Buildings' (City Of Westminster: 1996).
