Because of its location, height and detailed design, the closet wing extension would harm the appearance of this grade II listed building, the uniformity of the listed terrace and settings of its terrace neighbours. This would not meet Policies 38, 39 and 40 of the City Plan 2019 - 2040 (April 2021). (X17AE) The proposal is also contrary to advice contained in supplementary planning guidance, namely 'Repairs and Alterations to Listed Buildings' (City of Westminster: 1996), 'Development and Demolition in Conservation Areas' (City of Westminster: 1994) and the 'St Johns Wood Conservation Area Audit' (2004).
