33 Haymarket London
Use of the basement and ground floor as restaurant and takeaway use (sui generis). Installation of an extract duct to rear and associated internal works.
Because of its height and location the full height extract duct would harm the appearance of this grade II listed building. It would also fail to maintain or improve (preserve or enhance) the character and appearance of the Haymarket Conservation Area. This would not meet Policy 38, 39 and 40 of the City Plan 2019 - 2040 (April 2021) and the advice set out in our Supplementary Planning Guidance: Repairs and Alterations to Listed Buildings. (X17EC)
Your drawings do not include sufficient information to show how the existing openings between 33 and 34 Haymarket at ground and basement level will be blocked up. We believe that the work could harm the special interest of the building. This would not meet Policy 38, 39 and 40 of the City Plan 2019 - 2040 (April 2021) and the advice set out in our Supplementary Planning Guidance: Repairs and Alterations to Listed Buildings. (X17EC)
