Details of water calculations, cycle storage, and waste stroage pursuant to conditions 7, 8 and 9 of planning permission dated 20/02/2026 ref. 2025/4086 (Alterations including erection of mansard extensions to the main rear roof including raising the existing ridge heights by 180mm; erection of extensions above part of the two-storey back additions and formation of roof terraces above the two-storey back additions. Proposed works in connection with creation of 2 additional two-bedroom flats.

Why it was refused
Reason 1

The develompent would by reason of insufficient refuse and recycling storage, lead to a risk of refuse and recycling spilling out onto the public highway, attracting vermin and pests and contributing to waste across public spaces. The proposal therefore fails to comply with policies LP1 and LP2 of the Local Plan and the Reuse, Recycling and Waste SPD (2025).
