Erection of a part one, part two side extension and a single storey rear extension. Alterations to the fenestrations.
The proposed development, and the single storey rear/side extension in particular, due to its excessive depth and height, exacerbated by its roof design and width, would fail to respect the character and appearance of the host building, appearing as a visually intrusive form of development that would cause harm to the character and appearance of the dwelling and the wider area, including the Blenheim Gardens / Onslow Gardens ASLC and its significance, contrary with Policy 28 and 30 of the Sutton Local Plan 2018 and the guidance within the Supplementary Planning Document 4 'Design of Residential Extensions' (SPD4) and SPD 14 'Creating Locally Distinctive Places'.
Due to its excessive depth, height and eaves close to the shared boundary, coupled with flat-roofed design of the extension, the proposed rear element of the proposal would result in an adverse impact to the occupants of No. 52 in terms of loss of outlook from their rear primary windows and undue sense of enclosure from the rear garden of this property, contrary to Policy 29 of Sutton Local Plan 2018.
