The proposed development, due to the extensions size, would appear excessive, disproportionately big, constricted within the plot and as an insubordinate addition and the proposal is therefore contrary to policy 28 of the Sutton Local Plan 2018 and 'Design of Residential Extensions' SPD4.

The proposed development, due to the size and close proximity of the extension to 26 Stanhope Road, would result in a loss of outlook to 26 Stanhope Road, appearing overbearing and creating a sense of enclosure. The proposal is therefore contrary to policy 29 of the Sutton Local Plan 2018 and 'Design of Residential Extensions' SPD4.
