The extensions excessive height and massing, in particular the height of the flat roof rear element, together with its unsympathetic fenestration design along with the fenestration of the front elevation of the proposed two storey side element, would result in an overly dominant and incongruous addition to the property, causing unacceptable harm to its character and the streetscene, contrary to Policy 28 of the Sutton Local Plan 2018 and the guidance in SPD4 Design of Residential Extensions.
