In the absence of evidence to indicate otherwise, the applicant has failed to demonstrate that the proposed development would not unduly impact on the health of existing street tree(s), given the potential for root damage during and after construction, which could potentially cause harm to the tree(s) health to the detriment of the character and appearance of the local landscape. It is therefore considered that the proposal fails to demonstrate that the character of the area would be protected, contrary to Policies D1 and G7 of the London Plan 2021 and Policy 28 of the Sutton Local Plan 2018.
