Erection of a single storey side and rear extension, conversion of loft space involving alteration to existing roofline and a dormer to rear with rooflight to front roofslope.

Why it was refused
Reason 1

The proposed loft conversion, due to the bulk, depth and overall volume increase at roof level, would appear excessive, disproportionate, top-heavy and overly dominant. In addition, the proposed rear dormer would fill the entire rear roof slope, appearing large and box-like, to the detriment of the wider street block. As such, the development would introduce a visually overbearing roof design to the streetscene that is of an overall poor design quality, causing harm to the character of the area and streetscene contrary to Policy 28 of the Sutton Local Plan 2018 and 'Design of Residential Extensions' SPD4.
