Erection of a detached two storey dwelling with provision of vehicular access with sliding gates, front boundary wall, refuse storage and parking to the front and cycle store to the rear. Provision of new boundary treatment.
The proposed development by reason of its limited plot size, detailed design and form would constitute an cramped and wholly inappropriate form of residential development inconsistent with the prevailing pattern of development within the immediate area and would be out of keeping with the character and appearance of the surrounding area and the streetscene. The development is therefore contrary to Policies 13 and 28 of the Sutton Local Plan 2018 and Supplementary Planning Document 14: "Creating Locally Distinctive Places' and Policies D1, D4 and D8 of the London Plan 2021.
The proposed development would provide unsatisfactory living conditions for the future occupiers of the proposed dwellinghouse by reason of inadequate and poor quality external amenity space. The proposal would therefore be contrary to Policy 9 of Sutton's Local Plan 2018 and Sutton's Urban Design Guide Supplementary Planning Document (SPD) 14 "Creating Locally Distinctive Places".
