Listed building consent to relocate the existing bathroom on the first floor to the front of the house by converting the small front bedroom
Insufficient information has been submitted in respect of the bathroom and drainage services to be relocated (including all associated works and proposed pipeworks) to enable a full and sufficient assessment of the proposed development on the architectural and historic significance of the Grade II listed property. In the absence of this information, it has not been southwark.gov.uk 1 Southwark Council, www.southwark.gov.uk/followus London SE1P 5LX possible to demonstrate that the proposal would comply with the London Plan policy HC1; the Southwark Plan policy P19 and Heritage SPD; and paragraphs 212-215 of the NPPF (December 2024).
There is also identified harm on the plan form and architectural detailing by running the wastewater pipe internally in the principal living room. The boxed-in drainage pipe would read as a incongruous addition to the layout of the principal room and would affect the picture rail near the ceiling. The harm which would be caused to the significance of the listed asset would not be outweighed by any demonstrable public benefit, and listed building consent should therefore be refused in accordance with para. 215 of the NPPF (2024).
