Construction of single storey rear extension
The proposed single storey rear extension by reason of its excessive height and depth would result in an unacceptable sense of enclosure and 1 unacceptable impact on the outlook enjoyed at the rear of No. 33 and 37 Ablett Street contrary to the NPPF (2023); policy P56 'Protection of amenity' of the Southwark Plan (2022) and the guidance in the 2015 Technical Update to the Residential Design Standards (2011).
The proposed single storey rear extension, by reason of its design, scale, bulk and mass, would result in an overly dominant, visually intrusive and disproportionate extension to the main property detrimental and out of character of the immediate context and the streetscene when viewed from Ilderton Road. As such, the proposal would be contrary to Policies Chapter 12, paragraphs 131 and 135 of the NPPF (Achieving well-designed and beautiful places) of the National Planning Policy Framework (2023); Policy D4 (Delivering good design) of the London Plan (2021); Policies P13 (Design of places) and P14 (Design quality) of the Southwark Plan (2022).
