Installation of 3x air vents to the front elevation of shop frontage.
The proposed development does not provide a fire safety statement or a reasonable exemption statement to demonstrate high standards of fire safety have been considered at the planning stage. It therefore fails to satisfy the requirement of Policy D12(A) of London Plan 2021. 1
By reason of excessive numbers and inappropriate positioning, the proposed installation of three air vents would clutter the simple elevational design of the application building. It further lacks supporting information as to how the proposed vents would affect the brickwork lintel details of the arches, and justification regarding the exact position, size and the number required and whether an alternative option of rear façade installation has been considered. This therefore fails to demonstrate a sympathetic design in relation the building and the conservation area, warranting a refusal in accordance with para. 202 (Chapter 16) of the National Planning Policy Framework (2021), Policy HC1 (Heritage conservation and growth) of the London Plan (2021) and Policies P13 (Design of places), P14 (Design quality), P20 (Conservation Areas) and P21 (Conservation of the Historic Environment and Natural Heritage) of the Southwark Plan (2022).
