Demolition of existing single storey rear extension and construction of a part 1 storey and part 2 storey rear extension
By reason of its height, the proposed ground floor extension would be overly dominant and would fail to appear subservient to the host building, to the detriment of its character and appearance and would fail to preserve or enhance The Mission Conservation Area. This is contrary to the P13 Design of places, P20 Conservation areas of the Southwark Plan (2022); policies D3 Optimising site capacity through a design-led approach and HC1 Heritage conservation and growth of the London Plan (2021); and Chapter 16 Conserving and enhancing the historic environment of the NPPF (2021); the Heritage SPD 2021; The Mission Conservation Area Appraisal; and the guidance in the 2015 Technical Update to the Residential Design Standards (2011).
By reason of the height and depth of the ground floor rear addition on the boundary with No.13 Tisdall Place, the proposal would increase the sense of enclosure at the rear of No. 13 to a harmful degree and would result in an unacceptable impact on the daylight and outlook enjoyed by this property. The loss of amenity at No. 13 would be considered contrary to the NPPF (2021); policy P56 'Protection of amenity' of the Southwark Plan (2022) and the guidance in the 2015 Technical Update to the Residential Design Standards (2011).
