18 Randolph Approach West Beckton London E16 3HU
Removal of existing storage sheds and erection of two storey side extension.
Achieving High Quality Design The proposed two-storey side extension, by reason of its scale, width, depth and siting within the side and rear garden, would result in a dominant and unsympathetic form of development. The proposal would significantly reduce openness and would fail to respect the established pattern of development in the surrounding area. It would appear as a prominent and visually intrusive addition when viewed from Randolph Approach and King George Avenue. • National Planning Policy Framework (MHCLG, December 2024); and • Policy D3 and D4 of the London Plan (GLA, March 2021); and • Policies SP1 and SP3 of the London Borough of Newham Local Plan (December 2018); and • Altering and Extending Your Home SPD (Adopted 01 February 2018).
Delivering Neighbourhood Amenity: The proposed development, by reason of its scale, massing and proximity to No. 08 Randolph Approach, would result in an increased sense of enclosure and a reduction in outlook and potential daylight/sunlight to neighbouring habitable rooms. The development would have a dominant presence that would adversely affect the living conditions of neighbouring occupiers. • National Planning Policy Framework (MHCLG, December 2024); and • Policies D3 and D4 of the London Plan (GLA, March 2021); and • Policies SP1, SP2 and SP8 of the London Borough of Newham Local Plan (December 2018).
