The proposed dimensions and use of materials used would fail to respect the established patterns and forms found within the local vicinity. The rear of the property would also create an awkward and oppressive feature which would be contrary to the character and appearance of the existing building at no. 7 Vicars Close and the wider terrace. The proposal is therefore contrary to:

Policies S1, SP1, and SP3 of the Newham Local Plan (December 2018) Reason 3 – Neighbouring Amenity The proposal would cause significant harm to the residential amenities of no. 7 Vicars Close in terms of access to privacy and outlook by virtue of its main window aspects and rear private amenity space directly abutting and overlooking the rear garden of the existing property. The proposal is therefore contrary to:
