Delivering High Quality Design The proposed ground floor rear extension, by virtue of its excessive depth, width and overall scale and bulk fails to appear subservient to the host building nor respect or enhance the character and appearance of the Woogrange Conservation Area. Furthermore, the proposals involve harmful alterations to the front of the property including an excessive extent of hard landscaping, as well as a front boundary treatment that promotes off street parking where no drop kerb exists. The proposed development exceeds and is contrary to the guidelines laid out in the Woodgrange Conservation Area Design Guide (2022) exacerbating its unacceptable scale and bulk, and poor detailed design, resulting in less than substantial harm to the appearance and character of the Conservation Area without any demonstrable public benefits.
