Quality of Accommodation The proposed development would fail to deliver a high standard of residential accommodation to the detriment of future occupiers. This is by reason of poor levels of daylight and sunlight, insufficient outlook and privacy, lack of detail on floor-to-ceiling heights, whilst the development also does not demonstrate safe and legible access to the dwelling, nor adequate defensible space, to the detriment of future occupiers. As such, the proposal fails to provide an acceptable standard of residential amenity and is therefore contrary to: • The National Planning Policy Framework (MHCLG, December 2024) • Policies D3, D6 and D11 of the London Plan (GLA, March 2021) • Policies SP2, SP3, and H1 of the London Borough of Newham Local Plan (December 2018).
Neighbouring Amenity The proposal would result in undue harm to the living conditions of the upper floor flats at No. 888A Romford Road, by reason of loss of privacy due to the close proximity to neighbouring windows. The proposal is therefore contrary to: • The National Planning Policy Framework (MHCLG, December 2024); • Policies D3 and D6 of the London Plan (GLA, March 2021); • Policies SP3, SP8 and H1 of the Newham Local Plan (LBN, December 2018).
