Construction of a part single, part double side and rear extension, together with a rear roof extension at 26 Woodyates Road SE12.
The proposed two-storey side extension and rear dormer, by reason of their siting, scale and massing, would result in unduly dominant and visually intrusive additions that would fail to respect the architectural integrity and proportions of the host property and the semi-detached pair, whilst eroding the visual separation between the adjacent terrace to create an unacceptable terracing effect, contrary to paragraphs 131 and 135 of the National Planning Policy Framework (2024), Policy D3 of the London Plan (2021), Policy QD9 of the Lewisham Local Plan (2025), and the Alterations and Extensions SPD (April 2019).
