The lowering of existing basement floor space and the creation of a front bay lightwell with 2 windows, door and staircase to form a new entry, together with the installation of a window to the side elevation, landscaping and all associated works at 81 Erlanger Road, SE14.
The proposed front lightwell, by reason of the central positioning of the basement access door within the front bay would introduce a visually prominent and incongruous feature within the front elevation that would disrupt the established hierarchy and rhythm of the building and the wider streetscene, failing to preserve the character and appearance of the Telegraph Hill Conservation Area, contrary to Section 72 of the Planning ( Listed Buildings and Conservation Areas) Act 1990, Chapter 16 and paragraph 131 of the National Planning Policy Framework (2024); Policies HC1 and D3 of the London Plan (2021), Policies QD1, QD9 and HE1, HE2 of the Lewisham Local Plan (2025) and the provisions of the Alterations and Extensions SPD (2019).
