Change of use of the existing dwellinghouse at 292A Brockley Road SE4, together with the construction of a roof extension in the rear roof slope and 2 roof lights in the front roof slope to provide 4, one bedroom serviced apartments.
The proposed change of use into four serviced apartments would give rise to the loss of a valuable housing resource that contributes to the delivery of housing choice in Lewisham, specifically in relation to the provision of larger family homes, which is contrary to the Council's aim to build mixed, balanced and sustainable communities contrary to Policy 1 Housing provision, mix and affordability of the Core Strategy (2011) and DM Policies 2 Prevention of loss of existing housing and 3 Conversion of a single family house to two or more dwellings of the Development Management Local Plan (2014).
The proposed roof extension, by reason of its scale, poor quality design, materials and detailing would be an incongruous and architecturally inappropriate addition in this prominent location reesulting in harm to the character and appearance of the host property and surrounding area contrary to Policy 15 High quality design for Lewisham DM Policies 30 Urban design and local character and 31 Alterations and extensions to existing buildings including residential extensions and the Alterations and Extensions SPD (April 2019).
