The proposed extension would harm the visual amenity importance of the London Plane tree due to the close proximity of the proposed development to the Root Protection Area and Tree Preservation Order which could cause future pressure for removal of the tree. Therefore, this development is contrary to DM Policy 25 'Landscaping and trees', and DM Policy 36 'New development, changes of use and alterations affecting designated heritage assets and their setting: conservation areas, listed buildings, schedule of ancient monuments and registered parks and gardens' of the Development Management Local Plan (November 2014).
