Scheme description

Erection of a single storey rear infill extension at lower ground floor with flat roof and roof light, and alteration to rear outrigger with a roof light.

Why it was refused
Reason 1

The proposed single storey rear extension, by virtue of its design, scale and massing, would result in an overly dominant and incongruous form of development that fails to remain subordinate to the host building and wider terrace. The proposal would erode the character of the terrace and would fail to respond positively to the original architectural character and appearance of the host building. As a result, the development would cause a low level of less than substantial harm to the significance of the heritage asset and its setting. No public benefits Lambeth Planning Telephone 020 7926 1180 PO Box 80771 www.lambeth.gov.uk London planning@lambeth.gov.uk SW2 9QQ REFULZ have been identified that would outweigh this harm. The proposal would therefore fail to preserve the character and appearance of the heritage asset and its wider context, contrary to Policies HC1 of the London Plan (2021) and Q5, Q8, Q11 and Q22 of the Lambeth Local Plan (2021-2036), and the guidance contained within the Lambeth Design Guide SPD.
