Erection of a single storey ground floor rear extension. Erection of a rear dormer roof extension with juliet balcony and installation of 3x rooflights to the front roof slope.
The proposed rear dormer, by reason of its excessive size, bulk and prominent fenestration including a Juliet balcony, would form a visually dominant and incongruous addition that fails to appear subordinate to the host dwelling. one of the three proposed front rooflights, by virtue of its size and prominent positioning, appears visually dominant within the roofscape. It does not read as a modest or subordinate addition and therefore fails to preserve the character and appearance of the host property. As such, the proposal is contrary to Policy Q11 of the Lambeth Local Plan (2021)
