The proposed first floor rear extension (retrospective) by reason of its boxy form which shall terminate flush with the rear building line, constitutes an incongruous and overlydominant addition, which overwhelms the rear elevation, and fails to respond positively to the buildings architecture. Resultingly, the proposal would fail to preserve and enhance the character and appearance of the Rectory Grove Conservation Area, resulting in a low level of less than substantial harm, contrary to the aims and objectives of policies Q5, Q8, Q11 and Q22 of the Lambeth Local Plan (2021) and HC1 of the London Plan (2021).
