Erection of timber boarding to existing metal mesh fence panels, corregated metal roof and retractable awning (Retrospective).
By virtue of its scale and design, the combined timber boarding and roofing structure appears as an ad-hoc addition with a crude appearance that fails to positively respond the surrounding area. Additionally, the painted flag causes harm to visual amenity. The works result in harm to the setting of the locally listed building. The development fails to comply with policies Q2, Q7 and Q23 of the Lambeth local Plan (2021).
The accesses to the site on the east elevation labelled 'entrance' and 'exit' on the 'current' floor plans, would swing outwards on to the public foot path and could potentially cause obstruction to the footway, resulting in harm to pedestrians using the public footpath. Insufficient information has been submitted to demonstrate that the proposal would not result in more intensice use of the public house, resulting in noise and disturbance to the residential buildings to the rear of the site (Cassell House and the adjoining buildings at 219 and 223-225 Clapham Road). The proposal is therefore contrary to Policy Q2 of the Local Plan (2021)
Insufficient information has been submitted to demonstrate the impact of the roofing on neighbouring occupiers, particularly with regard to daylight and sunlight, outlook and sense of enclosure to neighbouring properties, including 223-225 Clapham Road. The proposal is therefore contrary to Policy Q2 of the Local Plan (2021)
