The proposed shopfront replacement, by reason of its detailed design, scale and appearance would fail to respond positively to the original architecture, detailing and fenestration. The proposal would harm the appearance and character of the Kennington Conservation Area, which would not be outweighed by the public benefits which flow from the scheme (if any). The proposal would fail to comply with policies Q5, Q11, Q16, Q22 and Q23 of the Lambeth Local Plan 2015 and the draft Revised Lambeth Local Plan 2020 and Paragraph 196 of the NPPF.
