Due to the lack of the adequate set back of the proposed first floor side extension from the front elevation and the proposed roof design of the front porch, the proposals would result in loss of the characteristic cat- slide roof feature resulting in unacceptable impact on the character and appearance of the host dwelling and the existing street scene, in conflict with Paragraph 135 of the National Planning Policy Framework 2024, Policies D3 of the London Plan 2021, Policy DM10 of the Council's Core Strategy 2012 and Policy Guidance 37 of the Council's Residential Design Supplementary Planning Document 2013.
The proposed front extension, due to its excessive mass and bulk and height and the proposed roof design would appear as a dominant and disproportionate addition to the host dwelling and the surrounding area adversely affecting the character and appearance of the existing street scene and also resulting in loss of the characteristic cat-slide roof feature, in conflict with Paragraph 135 of the National Planning Policy Framework 2024, Policies D3 of the London Plan 2021, Policy DM10 of the Council's Core Strategy 2012 and Policy Guidance 37 and 38 of the Council's Residential Design Supplementary Planning Document 2013.
