The development does not provide acceptable private amenity spaces for the new dwellings and thereby provides a poor level of amenity for future occupiers. It conflicts with Policy D6 of the London Plan (2021) and Policy CS10 of the Core Strategy (2012) and Policy Guidance 14 of the Residential Design SPD (2013).
The site is within an area of low accessibility to public transport and the development does not provide a mechanism to mitigate the potential parking impacts of the new dwellings and reduce reliance on car travel and is detrimental to local highway conditions. It conflicts with Policies T4 and T6 of the London Plan (2021) and Policies CS7 and DM9 of the Core Strategy (2012).
