The proposed works as shown on the submitted drawings have not been captured in the description of development on the submitted application form and therefore it is unclear what development is proposed for determination.The applicant has therefore failed to demonstrate, through the submission of cogent character and appearance, neighbouring amenities and flood risk , in conflict with Policy D3 of the London Plan (2021) and Policies CSS8 and DM10 of the Core Strategy .

Reason 2

Due to the submission of inconsistent and contradictory plans Officers are unable to fully assess the impact of the proposed development on the character and appearance of the host dwelling or the immediate surrounding area..The applicant has therefore failed to demonstrate, through the submission of cogent information, that the proposed development would not have an unacceptable adverse impact in terms of character and appearance, in conflict with Policy D3 of the London Plan (2021) and Policies CSS8 and DM10 of the Core Strategy .

The applicant has failed to demonstrate that the proposed development and deemed mitigation measures would be deemed acceptable. of the NPPF ( 2023) , the guidelines set out in the Planning Practice Guidance and flood risk standing advice for local planning authorities, Policy SI12 of the London Plan 2021 and Policy DM4 of the Core Strategy ( 2012).
