Reason 1

The proposed development would result in a poor standard of amenity for future occupiers/users of the residential unit in the form of undue overlooking and loss of privacy due to the siting of the principal bedroom windows and their proximity to the shared access stairs, thereby conflicting with Paragraph 127 of the NPPF, 2019 and Policy DM10 of the LDF Core Strategy, 2012 and the Council's Residential Design SPD, 2013.

Reason 2

The applicant has not demonstrated beyond the balance of probability that there would be sufficient space within the site boundary to accommodate adequate refuse and recycling bin storage. As such, the proposal would have an unacceptable adverse impact on neighbouring residential amenity, thereby conflicting with Paragraph 127 of the NPPF, 2019, Policy DM10 of the Kingston Core Strategy 2012 and the Council's Residential Design SPD 2013.

Reason 3

The applicant has not demonstrated beyond the balance of probability that there would be sufficient space within the site boundary to safely accommodate satisfactory cycle parking storage in terms of style and siting. As such, the proposal fail to appropriate opportunities to promote sustainable transport modes, thereby conflicting with Paragraph 108 of the NPPF, 2019, Policy DM8 of the Kingston Core Strategy, 2012 and the Council's Sustainable Transport SPD, 2013.

Reason 4

The proposed development would result in a poor standard of amenity for future occupiers/users of the residential unit due to the lack of private outdoor amenity space provision, thereby conflicting with Paragraph 127 of the NPPF, 2019, Policy 7.6 of the London Plan, 2016 and Policy DM10 of the LDF Core Strategy, 2012 and the Council's Residential Design SPD, 2013.
