- The proposal, by reason of the lack of family sized homes with three or more bedrooms and its preponderance of smaller 1-bed units, would fail to achieve an appropriate housing mix, having regard to the location of the site and its surroundings as well as the evidence of local need which identifies the need for more larger, family-sized units and would fail to contribute to the creation of inclusive and mixed communities, contrary to the provisions of the National Planning Policy Framework (2024), Policies H1, H2 and H10 of the London Plan (2021) and Policies HO1 and HO2 of the Harrow Local Plan (2021-2041).
