Conversion of dwelling into two flats (1 X 1 bed and 1 X 2 bed); single and two storey rear extension; external alterations
- The proposal, by reason of its failure to provide adequate amenity space for the proposed first floor flat, no.89A Hide Road and its failure to meet the required Gross Internal Area standards set out in the London Plan, would create a poor standard of living accommodation for future occupiers, contrary to the National Planning Policy Framework (2024), Policies D3 and D6 of the London Plan (2021), Policy CS1K of the Harrow Core Strategy 2012, Policies DM1 and DM26 of the Harrow Development Management Policies Local Plan (2013), the Mayor of London Supplementary Planning Guidance Housing (2016) and the adopted Supplementary Planning Document Residential Design Guide (2010).
- The proposed windows in the flank elevation would lead to a feeling of perceived overlooking and loss of privacy for the neighbouring occupiers of No.87 Hide Road, and furthermore would result in poor outlook, particularly from the bedroom window for future occupiers of the proposed ground floor flat, contrary to the high quality design aspirations of the National Planning Policy Framework (2024), Policy D3 of The London Plan (2021), Core Policy CS1.B of the Harrow Core Strategy (2012), Policy DM1 of the Harrow Development Management Policies Local Plan (2013) and the adopted Supplementary Planning Document: Residential Design Guide (2010).
