Scheme description

First floor side to rear extension, Single storey rear extension

Why it was refused
Reason 1

- The proposed first floor side to rear extension, by reason of its incompatible design (roof), excessive scale (height/depth/bulk/mass) would give rise to an overly dominant, incongruous, unsympathetic design that results in a bulky and contrived form of development that fails to respect the character, composition and design of the host dwelling and prevailing pattern of development in within the area. As such, the proposal falls contrary to Policies D3 of the ‘London Plan’ (2021), Policy GR1 of the London Borough of Harrow ‘New Local Plan’ (2021-2041) and guidance contained within the Councils adopted Supplementary Planning Document: entitled ‘Residential Design’ (2010) and guidance contained within the ‘National Planning Policy Framework’ (2024).
