- The existing rear dormer in conjunction with the ground floor rear and hip to gable extensions would be excessive in bulk and scale dominating the rear elevation and appearing unsympathetic and out of keeping with the character of the host property and wider streetscene. As such, the proposal is therefore contrary to the high-quality design aspirations of the National Planning Policy Framework (2024), Policy GR1 of the Harrow Local Plan 2021-2041 (2026) and the adopted Supplementary Planning Document: Residential Design Guide (2010).
