Change of use from laundrette (Use Class E) to residential (C3) to enlarge the existing dwelling located to the rear of the unit, alongside associated external alterations.
The proposed development, by reason of a lack of submitted marketing evidence to demonstrate there is no realistic prospect of the Class E unit being used for retail (or other Class E uses), would result in the unjustified loss of a retail (Class E) service, to the detriment of local service provision and access to day to day necessities for local residents, contrary to Hackney Local Plan (2020) policy LP36 (B) and London Plan (adopted 2021) policy E9.
The proposed development, by reason of a loss of a former Class A (now Class E) use and loss of an active frontage, would result in the unjustified loss of a retail (Class E) service and active frontage, to the detriment of local service provision, the local shopping parade and access to day to day necessities for local residents, contrary to Hackney Local Plan (2020) policy LP36 (A) and London Plan (adopted 2021) policy E9.
