Erection of a rear roof extension and a roof extension above the existing rear outrigger, raising of the main roof ridge, insertion of 1x roof light to front roof slope, insertion of first floor rear window, elevational alterations
The proposed roof extension to the main roof and outrigger together with the raising of the main roof ridge, by reason of their excessive scale, bulk, detailed design and siting would result in obtrusive and incompatible forms of development which would fail to respect the character and appearance of the subject property and surrounding area. As such, the proposals would be contrary to policies D1 (London’s form, character and capacity for growth) and D3 (Optimising site capacity through the design-led approach) of the London Plan (2021), policy LP1 of the Hackney Local Plan (2020) and the guidance contained with the Hackney Residential Extensions and Alterations Supplementary Planning Document.
The proposed windows to the rear elevation, by reason of their size, design and siting would result in an incompatible addition to the host building which fails to respect the integrity and character of the the host building and terrace it form part of. As such, the proposals would be contrary to policies D1 (London’s form, character and capacity for growth) and D3 (Optimising site capacity through the design-led approach) of the London Plan (2021), policy LP1 of the Hackney Local Plan (2020).
