The proposed development, by reason of the provision of inaccurate information, namely the declaration on the application form that the applicant is a "self-build" applicant (but who subsequently declared their intention to sell the land upon any grant of permission), would fall outside the definition of a self-build development. The proposal would therefore be contrary to policies LP12 (Meeting Housing Needs and Locations for New Homes), LP13 (Affordable Housing), and LP16 (Self/Custom-Build Housing) of the Hackney Local Plan LP33 (2020), and the guidance contained in Hackney's S106 Supplementary Planning Document (2020).
