The proposed development, by reason of the part one and part two storey rear extension and also the cumulative impact of the proposed extensions design, excessive size and bulk, prominence and unsympathetic overall relationship would harm the character and appearance of the host property, terrace property and impact the wider area. As such, the proposed development would be contrary to the NPPF Policy D3 of the London Plan (2021), Policies DH1 and DH(a) of the Royal Greenwich Local Plan: Core Strategy with Detailed Policies (2014) and the RBG Urban Design Guide (2023).
